Penthouse – Renovation project with harbour views and private roof terrace in Puerto de Andratx

The penthouse MARILUZ is located in a prime location in the heart of Puerto de Andratx, one of the most sought-after coastal resorts in the southwest of Mallorca. Only a few minutes' walk separate the property from the harbour promenade with its renowned restaurants, cafés and exclusive boutiques.

Framed by the impressive backdrop of the Tramuntana mountains and with an unobstructed view over the harbour and the sea, the location combines Mediterranean lifestyle with the immediate proximity to all the amenities of the village.

MARILUZ is primarily offered as an extraordinary renovation project with great potential.

The penthouse is located on the 3rd floor and offers an unobstructed view of the harbour and the sea. A developed architectural project including high-quality 3D visualisations has already been submitted for the property. The corresponding building permit has been officially applied for and is currently under review.

The planned design concept envisages the transformation into a modern, light-flooded luxury residence. A spacious open living and dining area, two bedrooms and two bathrooms as well as a smooth transition to the outdoor areas are planned.

A special highlight is the approx. 96 m² private roof terrace, which creates an extraordinary private retreat above the rooftops of Puerto de Andratx with its optimal sun orientation. From here, a far-reaching view opens up over the marina to the open sea. The existing construction also offers the possibility of realizing a spacious rooftop pool as part of the project.

The planned interior combines a timeless, Mediterranean aesthetic with modern materials. Natural stone floors and generous openings are intended to underline the light and airy atmosphere of the property. The master suite on the 3rd floor enjoys direct sea views and offers a high degree of privacy.

Expansion option

A special feature of MARILUZ is the possibility to additionally purchase the apartment directly below on the 2nd floor.

The combination of both units could create an exceptional multi-storey residence with a total of approx. 241 m², four bedrooms and four bathrooms. This offers the opportunity to create more spacious living areas, separate guest areas and additional privacy within a single property.

The apartment on the 2nd floor can currently be purchased for an additional €450,000.
